From the Gym Floor to Building Empires

Tim Lyons Jr. started where most gym owners start — on the floor, training clients, grinding through 60-hour weeks, and wondering why the business never seemed to grow beyond him. He figured out the hard way that being good at fitness and being good at business are two completely different skills.

He built Legacy Personal Training from the ground up into a multi-location operation, then created Iron Circle — a high-level mastermind for gym owners committed to building durable businesses. He co-founded Semi-Private Pro, which has helped more than 2,500 gym owners implement the semi-private model, collectively generating over $100M in revenue growth across the industry.

The real estate chapter started the same way the fitness chapter did — by doing it. Land acquisition, development, short-term rentals. The same principles apply: find undervalued assets, build systems, create predictable cash flow.

Today, Tim operates across both worlds — and coaches others to do the same. With 17 years in the industry, his perspective is grounded in what actually produces results at scale, not what sounds good in a presentation.
